As a general guideline, HouseHunting uses an income standard that must be at least equal to 3 – 4 times the monthly rent.
In some cases it is possible that a person will stand surety for you, the guarantor must also meet the income requirement and be willing to co-sign the lease. If a guarantee is possible for the property you have been viewing, your real estate agent can tell you more about the conditions that apply.
HouseHunting uses an income requirement to prevent tenants from getting into financial difficulties and not being able to pay the rent.

In the advertisement on our website you can fill in the form “request a viewing”. Depending on the number of reactions you will receive an invitation for a viewing.(Make sure you meet the income requirements of the property).
Every property advertised on our website shows the status of the property, (rented, rented under reservation, option etc…). Our real estate agents do their best to keep our website as up-to-date as possible.
We strive to respond to your viewing request within 24 hours.
Viewings take place from Monday to Friday during office hours. If you cannot be physically present at the viewings but would like to visit, it is possible to view via video call.
After the viewing, you can let the real estate agent with whom you had the viewing know by mail whether you want to rent the house or not. If you are interested in the property you will receive an invitation to deliver the required documents through the HouseHunting portal.
There is no limit to the number of homes you may view, however, please read the income requirements before scheduling a viewing.

Once you have provided all the required documents and have been notified that the property has been assigned to you the rental agreement will be sent to you digitally for signing within a few business days.
After the rental agreement has been signed and the resulting financial obligation has been paid, you will receive an invitation for the key transfer from HouseHunting. An extensive check-in report will be drawn up on location so that there can never be any misunderstanding about the state in which you received the house.
As a new tenant in most cases you will have to arrange a contract for utilities, TV, internet and register with the municipality.
The duration of the contract is usually a minimum of 12 months unless otherwise stated, the notice period after 12 months is 1 full calendar month. After the minimum rental period of 12 months, the rental agreement is automatically renewed for an indefinite period. If you are renting a Short-Stay property, the maximum rental period is 6 months, no extension is possible. It is also possible for you to get a temporary rental agreement if you fall into a certain target group such as a student.
The rent can be increased once a year, your rental agreement contains an article about when and how your rent can be increased.
If the minimum rental period in your rental agreement has expired, you may terminate your rental agreement. Your notice period in most cases is 1 full calendar month.
