5 Tips for Renting Out Your Property to Expats in Amsterdam
- Expat tenants often expect modern appliances and plenty of amenities in their home. Convenience and comfort are important factors. Think about features such as a fast Wi-Fi connection, a smart TV, dishwasher, microwave, coffee machine, and washing machine.
- A modernly furnished property, a neutral interior style, and a fresh appearance are often preferred. Consider features such as a recent laminate floor or similar flooring, freshly painted white walls, a white kitchen, and a modern bathroom and toilet.
- Replacing items such as towels, bed linen, mattresses, pillows, and rugs after a rental period can give the property a fresh new look. It also shows tenants that the property is clean, well-maintained, and hygienic.
- Make sure to include a security deposit of at least one month’s rent in the rental agreement, and for a well-furnished property, for example, two months’ rent. This helps cover any unexpected costs, such as minor damage to furniture or kitchen appliances. To properly document the condition of the property, you can use an inventory list as part of the rental agreement, supported by photos taken at the time of the key handover. A detailed inspection report documenting the condition of the property can also be included.
- Make clear agreements with the expat tenant about the duration of the rental period and include these in the rental agreement, possibly with an English explanation to ensure all terms and conditions are clearly understood. Matters such as maintenance responsibilities, whether pets are allowed, and whether tenants can hang decorations on the walls are also points that can be addressed in the agreement.
